Party Wall Checklist

Building owners: identify which works are notifiable (party-structure works, boundary walls, 3m/6m excavation), serve correct notices on every owner 1–2 months ahead, and proceed by consent or award with a schedule of condition either way. Adjoining owners: respond within 14 days, never consent to significant works without a condition record, and use the award's mechanism for any damage.

Yes — valid notices can be served by owners using standard forms, and for simple works with cooperative neighbours that's common. Complex works, multiple owners or likely dissent favour professional preparation; defective notices void the process.

What if works started without notice?

For building owners: stop, serve, regularise — unauthorised notifiable works risk injunction and unprotected liability. For adjoining owners: document everything immediately and take advice; your evidence position matters most.

Is the schedule of condition really that important?

It's the whole game for damage protection: every later dispute is settled against it. No schedule means arguing from memory about which cracks are new — a fight nobody wins cleanly.
